How fast will I receive a construction draw?
Draws are deposited directly to your bank account within 2 business days of request. We do this by eliminating Lawyers and Appraisers from the advancement process, so you start dealing with a decisionmaker right away.
What is the draw request procedure?
Three steps, start to finish:
- Submit photos of progress and municipal inspection reports. There is no need for a progress report from an appraiser.
- We calculate percent complete and complete the lien and judgement search.
- We deposit funds directly to your bank account.
How many draws can I take during construction?
You can draw up to 10 times to keep cashflow healthy. This means you avoid the stress of trying to reach the inflexible draw milestones set by the big lenders. Need a draw? Send us photos of the work completed, and we calculate the draw available based on that progress.
Are there lien holdbacks on my draws?
No lien holdbacks. This means you have 10% more cash to build with at every draw.
Can I draw on my land value before construction starts?
Yes. You can draw on land value before construction commences, so you have working capital in place from the outset.
How much can I draw against my project?
- ✓ Up to 75% of land value.
- ✓ Up to 75% of completed value.
- ✓ Cost to complete is not held back.
Value is determined from the “as complete appraisal” — often higher than the “actual cost” relied on by most banks and credit unions.
Why should I avoid using lines of credit to fund my build?
Racking up your credit lines and credit cards to cashflow a renovation or build could crash your credit score and cause problems obtaining a mortgage when the build is complete. Frequent and flexible draws let you maintain the high credit score you worked so hard to earn.
Can I build without a general contractor?
No problem. As part of our approval process we review your project costing information to make sure you have a solid plan. We are happy to work with homeowners.

Can I get draws for a renovation project?
Yes. We provide flexible and fast draws for renovation projects as well — kitchens, additions, garages, foundations, and full remodels.
I am self employed. Can I still qualify?
No problem. We understand your income tax returns do not accurately reflect how much money you earn.
I am a newcomer to Canada. Can I apply?
No problem. We base our lending decisions on common sense and look forward to working with you even if you are new to Canada.
What about bruised credit, a bankruptcy, or a consumer proposal?
